Introduction
Welcome to www.justbookvillas.com (“the Website”), the trading name of Resort-Experts Ltd. These Terms and Conditions outline the rules governing the use of Resort-Experts Ltd.’s website and services. Resort-Experts Ltd. is a UK-registered company (Company Number: 15246209), with its registered office at 128 City Road, London, EC1V 2NX, United Kingdom.
By accessing the Website or making a booking through our services, you agree to these Terms and Conditions in full. If you do not accept any part of these Terms, you must refrain from using the Website and our services. These Terms apply to all bookings made through Just Book Villas, whether via the Website, phone, or email.
1. Definitions
For the purposes of these Terms and Conditions:
- “We,” “Us,” “the Company” refer to Resort-Experts Ltd., trading as Just Book Villas.
- “You,” “the Customer” refer to the person making the booking or any member of the booking party.
- “Supplier” refers to the villa owner, management company, or accommodation provider offering the villa.
- “Booking” means a reservation of villa accommodation made through Just Book Villas.
2. Your Contract
2.1 When you make a booking through Just Book Villas, your contract is directly with the Supplier providing the accommodation.
2.2 Resort-Experts Ltd. acts as an intermediary to facilitate the booking. All obligations, including cancellations, amendments, and refunds, are between you and the Supplier unless expressly stated otherwise in these Terms.
3. Service Fee
3.1 A 15% service fee is charged on all bookings made through Just Book Villas.
3.2 This fee is included in the total price displayed at the time of booking.
3.3 The service fee covers the costs associated with maintaining the Website, facilitating bookings, and providing customer support.
4. Booking Process
4.1 Availability
All bookings are subject to availability. A contract between you and the Supplier is established only when the booking is confirmed in writing by Just Book Villas.
4.2 Deposit and Payment
- A non-refundable deposit of at least 20% of the villa cost is required at the time of booking.
- The final balance must be paid no later than 70 days prior to check-in. Bookings made within 84 days of the arrival date require full payment immediately.
- Certain properties may have unique payment schedules, which will be detailed on the property listing.
- All payments will be made through Protected Trust Services (PTS), a UK financial Travel Trust, ensuring financial protection for both the Supplier and the Customer. Our PTS Membership Number is 6075.
- A security deposit, held separately from other payments, may apply to cover damages or breakages. This will be detailed at the time of booking. Security deposits are refunded within 24 hours after check-out, less deductions for damages, if any.
4.3 Methods of Payment
Payments can be made via the methods specified on the Website, including major credit/debit cards and bank transfers. Payments must be made in GBP or EUR unless agreed otherwise.
4.4 Booking Confirmation
Upon receipt of payment, you will receive a confirmation email with full booking details. You must verify these details and notify us within 48 hours of any discrepancies.
5. Pricing
5.1 Prices are displayed per villa, per night or week unless otherwise specified.
5.2 We reserve the right to amend prices before booking confirmation. After confirmation, prices will not change except in cases of clear error, in which case we will notify you promptly.
5.3 Special offers, discounts, and promotions are subject to availability and may be withdrawn at any time.
6. Cancellations and Amendments by the Customer
6.1 Cancellations
If you wish to cancel your booking, you must notify us in writing via email. Cancellation fees will apply as outlined below, in addition to a £50 administrative fee:

Please note:
- The non-refundable deposit is not included in the refundable amount.
- Any refunds due will be processed within 14 working days of receiving the cancellation notice.
6.2 Amendments
If you wish to make amendments to your booking, such as changes to check-in or check-out dates or the number of guests, we will do our best to accommodate your request. Amendments are:
- Subject to availability and the Supplier’s approval.
- May incur an additional fee depending on the nature of the amendment.
All amendment requests must be made in writing via email.
7. Cancellations and Amendments by Us or the Supplier
7.1 In the rare event that we or the Supplier must cancel or significantly alter your booking, we will notify you immediately. If no suitable alternative can be offered, a full refund will be provided.
7.2 Compensation may be payable in certain cases but not for circumstances beyond our control (e.g., natural disasters, government restrictions).
8. Accommodation and Villa Use
8.1 Villas are managed by third-party Suppliers. You are responsible for reviewing villa descriptions and policies before booking.
8.2 You must maintain the villa in good condition during your stay. Damages, additional cleaning, or breaches of rules (e.g., exceeding maximum occupancy) may result in additional charges.
9. Check-In and Check-Out
9.1 Check-in and check-out times are as specified on the villa listing.
9.2 Early check-in or late check-out requests must be pre-arranged and may incur additional fees. Failure to vacate on time may result in extra charges.
10. Complaints During Your Stay
10.1 Any issues must be reported immediately to the Supplier, Villa Host, or Just Book Villas to allow resolution during your stay. Failure to report issues promptly may limit the ability to address them or provide compensation.
10.2 Unresolved complaints must be submitted in writing within 14 days of your return.
11. Insurance
11.1 Travel insurance is a condition of booking and must cover personal liability, medical emergencies, and cancellations.
11.2 We do not provide insurance and are not liable for losses due to inadequate coverage.
12. Travel Requirements
12.1 You are responsible for ensuring valid travel documents, visas, and compliance with health or entry requirements for the destination.
12.2 We accept no responsibility for travel disruptions due to non-compliance.
13. Website Accuracy
13.1 Villa descriptions, photos, and prices are provided by Suppliers, and while we strive for accuracy, we cannot guarantee it.
13.2 Any discrepancies should be addressed with the Supplier.
14. Data Protection
14.1 Personal information is handled in accordance with our Privacy Policy, available on the Website.
15. Changes to Terms
15.1 These Terms may be updated from time to time. Updated Terms will be posted on the Website and apply to future bookings.
16. Governing Law
16.1 These Terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the English and Welsh courts.
